This causes the cracks to enlarge, and when the frozen water thaws, it leaves some empty spaces that in turn cause the material in blacktop to crumble and fill those spaces. You may see potholes occurring.

In overlays or resurfacing, the existing blacktop is not removed but another layer is added on top. Sealcoats are applied time in time to make the structure flexible and protected from elements like UV light and rainwater. The coats can be applied in a duration of 3 to 5 years after the first sealcoat though this depends on how the present coat wears out. If it wearing off happens fast, you may have to do the sealcoating sooner than expected.
